Brentwood and Bel Air, for builders and architects

New construction electrical in Brentwood.

Brentwood and Bel Air are where the Westside builds its most demanding custom homes, and the electrical contractors who specialize in them set a high bar. County Line Electric works to it: LADWP service, LADBS permits, hillside lots, and Lutron and automation installed by the crew that wires the house.

The job

LADWP, the hillside ordinance, and a fire zone the Palisades Fire reached.

Brentwood, Bel Air and Holmby Hills are City of Los Angeles: permits from the Department of Building and Safety, power from LADWP, and the Baseline Hillside Ordinance on the canyon lots north of Sunset. The western edge of Brentwood is where the January 2025 Palisades Fire stopped, and the Getty Fire burned through the neighborhood in 2019, so a new house here is in a very high fire hazard severity zone and is designed with shutoffs and ember exposure in mind. Generators, hardened exterior equipment and a critical loads plan are standard on a Brentwood build now.

The houses are estates with a lighting designer, an integrator and an architect who care about every fixture, and County Line's job is to make their drawings buildable and keep the builder's schedule. It bids from the full set, flags the conflicts before rough-in, puts the Lutron panels, the automation backbone and the generator transfer switch in with the branch circuits, and attends its own inspections. The office is about fifty minutes away in Newbury Park; crews are on site for each phase.

Questions from Westside builders

Does County Line Electric work on new homes in Brentwood and Bel Air?

Yes. County Line Electric works as the electrical subcontractor to general contractors and architects on custom homes in Brentwood, Bel Air and Holmby Hills, from the LADWP application and temporary power through the LADBS final, with Lutron lighting control, automation and the standby generator installed by the same crew.

What is different about building in a very high fire hazard severity zone?

For the electrical, it means standby power is planned into the service, exterior equipment is located and protected with ember exposure in mind, and the house is designed to run its essentials through an LADWP shutoff. County Line builds that in rather than adding it after.

How does County Line price a Brentwood custom home?

From the full plan set, including the lighting designer's and integrator's drawings. A bid conversation starts with the site, the project type, the phase and a short scope on this page.

Inspections

Passing the first time is the schedule.

On a custom home the electrical inspections are the rough, sometimes a service inspection, and the final, and each one that fails costs the builder a week. County Line schedules its own inspections, walks the house before the inspector arrives, and has worked with the inspectors in the City of Los Angeles, Malibu, Thousand Oaks, Westlake Village, Calabasas, Hidden Hills, Beverly Hills and the three counties long enough to know what each one looks for. The company keeps the correction list short by doing the work to the code as written, not to the code as remembered.

As-builts and a labeled panel go to the builder at the end, because the next electrician to open that panel, in ten years, should not have to guess.

Change orders

Where they come from, and how County Line keeps them rare.

Most electrical change orders on a custom home come from three places: a lighting plan that does not match the framing, an owner who decides at trim that there should be a keypad by the bed after all, and a service that was sized for the house in the drawings rather than the house being built, with its generator, its two EV chargers and its induction range. County Line prices from the full set to catch the first, captures the owner's decisions in writing before finish to catch the second, and sizes the service from a real load calculation to catch the third.

When a change is genuinely the owner's, it is priced in writing before the work is done. A change order that arrives after the fact is a bill, not a change order.
