Studio City 91604, 91602, 91607, Sherman Oaks, Encino

Electrical contractor in Studio City.

South of Ventura Boulevard the lots climb into the hills, the houses are custom and the electrical is complicated: LADWP service, hillside ordinance rules, long conduit runs and owners who want Lutron and automation done properly. County Line Electric works these hills from Studio City through Sherman Oaks to Encino.

What is different here

LADWP, the hillside ordinance, and houses built down the slope.

Studio City, Sherman Oaks, Encino and Valley Village are neighborhoods of the City of Los Angeles, so permits come from the Los Angeles Department of Building and Safety and power from the Los Angeles Department of Water and Power. The hillside neighborhoods south of the boulevard fall under the city's Baseline Hillside Ordinance, which shapes how much house goes on a lot and, for the electrician, where the service, the panels and the generator can sit on a property that drops thirty feet from the street. Long underground conduit runs, equipment on retaining walls and pads engineered into a slope are routine here.

The work is custom homes and major remodels for Valley builders, with Lutron lighting control, motorized shades and whole-home automation specified by designers who expect them to be installed by people who do it every week. County Line has done that work in these hills for years and is about forty minutes away over the 101.

Lighting and automation

Designer-specified systems, installed by the electricians who wired the house.

A Studio City hillside house is a lighting project before it is anything else: architectural fixtures, Ketra in the primary rooms, shades on the view glass, landscape lighting down the slope, and a keypad in every room instead of a bank of dimmers. County Line installs the Lutron HomeWorks system with the dimming panels, the processor and the keypad wiring going in at rough-in, and builds the automation backbone, cameras, network, audio and video, with it. Lighting and shading control and home automation describe both halves.

Studio City questions

Who provides electricity in Studio City and Sherman Oaks?

The Los Angeles Department of Water and Power. Studio City, Sherman Oaks, Encino and Valley Village are all part of the City of Los Angeles, so electric service is LADWP and electrical permits are issued by the Los Angeles Department of Building and Safety. County Line Electric files with both on jobs in these neighborhoods.

Does County Line Electric work on hillside homes in Studio City?

Yes. County Line Electric wires custom homes and major remodels in the hillside neighborhoods of Studio City, Sherman Oaks and Encino, including the long conduit runs, slope-mounted equipment and service placement that the hillside ordinance and the terrain require, and installs Lutron lighting control, automation and standby generators in them.

How far is County Line Electric from Studio City?

About forty minutes over the 101 from its office in Newbury Park. On construction and installation jobs the crew is on site for the duration of the phase.

Remodels

Most Studio City work is a major remodel, not a new house.

The hillside lots south of Ventura Boulevard were built out decades ago, and the houses on them are being taken down to the studs or extended rather than replaced. Electrically that is nearly a new house: a new service and panels, because the 1960s service cannot carry a modern kitchen, air conditioning and an EV charger; a complete rewire of whatever is opened; and the Lutron, shade and automation backbone that the designer has specified. County Line prices those remodels from the plans like new construction and tells the builder which parts of the old system can stay and which cannot. On a hillside lot the answer to where the new service lands is often the hardest question on the job.

The first call

What County Line asks about your project.

The first conversation is short and specific. Which city and, if it is a hillside or a canyon lot, roughly where. What the house has today: the size of the service, whether there is natural gas, whether there is a generator, a Lutron system or an existing automation head end. What you want to be true in six months. Whether there is a builder, an architect, a designer or an integrator already involved, because County Line works with all of them and would rather meet them at the start than at trim. And when the work has to be done, because the honest answer to a question about schedule is the one that decides whether the company is the right fit.

From that call comes a site visit, and from the site visit a written proposal with inclusions and exclusions listed. No number is quoted on the phone, because a number quoted on the phone is a guess, and a guess is what change orders are made of.
